Booking a home should be a sequence, not a scramble. At Sobha Athena the process runs through six steps, and knowing them in advance keeps the pace comfortable rather than rushed by an availability deadline.

Step one is shortlisting. Every home here is a 3 BHK of 1,682 to 1,718 sq ft across four unit types, so the choice is about floor band, facing and outlook rather than configuration. Step two is the paperwork review, and it belongs before the site visit rather than after. Read the RERA filing under registration PRM/KA/RERA/1251/309/PR/200526/003430, which records declared areas, project cost and the completion date of 30 September 2027. Read the plan set for your chosen type and the specification schedule alongside it. Questions raised at this stage are far cheaper than questions raised after booking.

Step three is the site visit. Walk the western lawn, see the current construction stage, inspect a sample flat, and spend time in the La Bella Vita clubhouse and by the pools that earlier Sobha City residents already use. Keep ninety minutes free. Visiting at the hour you would actually commute tells you more about the location than any distance table.

Step four is the cost sheet. Pricing is shared on request, unit by unit, because floor level and facing move the figure. Step five is the booking itself. Once a unit is selected, the booking amount is paid into the RERA-designated project account named in the registration, and never into any other account. For a joint purchase, both applicants' documents are required, and NRI buyers should keep passport, visa or OCI documentation and overseas address proof to hand.

Step six is the agreement and registration. The agreement to sell sets out the unit, the areas, the payment schedule and the handover commitment, and it should reflect the specification you were shown.
