Begin with the master plan, because it fixes everything else. The parcel measures 5,564 sq m, of which the building occupies 1,499 sq m and 4,066 sq m stays open — close to 73%. Read the plan for bedroom widths, where the utility sits relative to the kitchen, and which rooms have an external wall. Those three answers matter more in daily life than the headline area does.

Areas in a brochure should always be cross-checked against the RERA filing, and here they can be. The registration records 7,671 sq m of aggregate carpet area across the 72 flats, plus 307 sq m of exclusive balcony and 29 sq m of exclusive open terrace. Any brochure figure that contradicts the filing should be queried before booking, not after.

The specification schedule is the section buyers skim and later regret skimming. Read it line by line and ask about anything described generically.

Amenity pages need a different kind of scepticism, except here they can be tested. The La Bella Vita clubhouse of roughly 60,000 sq ft, the three temperature-controlled pools and the courts already exist within Sobha City and have been in use for years. Rather than studying the renders, walk through them.

Finally, read the fine print. Brochures typically carry a clause allowing substitution of materials with equivalents, and another stating that images are indicative. Both are standard. What matters is that the agreement to sell reflects the specification you were shown, so compare the two documents before signing.
