Two routes lead to the same home. A buyer can book directly from the developer's remaining inventory, or purchase from an existing allottee who booked earlier and now wishes to exit. You select from the units still open, receive the current cost sheet, pay the booking amount into the RERA-designated project account under registration PRM/KA/RERA/1251/309/PR/200526/003430, and execute the agreement to sell with the developer. Resale works differently. The original allottee transfers their rights in the unit, usually through a deed of assignment or a transfer permitted under the agreement, and the developer's consent and transfer charges typically apply. The advantage is access to units that are no longer available directly — a particular floor band, a lawn-facing home, or a type that sold through early.
Cost comparison needs care, because the two routes do not carry identical components. A direct booking carries the developer's current rate plus GST on the under-construction portion, stamp duty and registration. A resale carries the seller's asking price, which reflects what they paid plus whatever appreciation they expect, along with transfer charges and the same statutory duties. Run both as landed costs before concluding either is cheaper.
Market context helps frame the numbers.
